Planning Commission
Planning Commission to consider variance for lot coverage at 117 N. Imperial Ave.
The commission will hold a public hearing on Variance 26-01, which would allow a 160-square-foot office addition that would increase lot coverage to approximately 90% in the Village Commercial zone, where the maximum is 40%. Staff recommends denial because the property is already non-conforming and the variance findings are not met. The meeting will also include public comments, commissioner reports, and adjournment.
- Public hearing on Variance 26-01 for 117 N. Imperial Ave. (APN 064-053-003) to exceed the 40% lot coverage limit in the Village Commercial zone
- Proposed 160-sq-ft rear office addition would raise existing 84.7% lot coverage to ~90%
- Staff recommends denial of variance; finds that required findings are not met and expansion of non-conforming structure is prohibited by municipal code
- Project is categorically exempt from CEQA under Section 15301 (existing facilities)
- Public hearing noticed in Imperial Valley Weekly on May 14, 2026; no comments received as of report completion
