the appointed Public Member of the Joint Review Board (JRB). He noted that the school
district’s position was officially opposed to the TIF, and they don’t believe the statutory

New gymnasium and pocket park proposed for Northfield
The Architectural Commission will hold a public hearing on two proposals: a new gymnasium at Christian Heritage Academy (315 Waukegan Road) requiring several zoning variations for signage and landscaping, and a site plan review for a new pocket park along north Happ Road by the Northfield Park District. Both items are up for discussion and decision at the July 13, 2026 meeting.
- Christian Heritage Academy seeks approval for a new gymnasium with variations for signage on non-frontage facades, individual wall sign area up to 111.83 sq ft, and sign placement above windows.
- Petitioner requests a variation to allow 183.83 sq ft of new signage on east and west facades, exceeding the 50 sq ft individual wall sign limit.
- A variation is needed to waive the required 10-foot transitional yard with shade trees and fence for nonresidential uses in residential districts.
- Northfield Park District proposes a new pocket park along north Happ Road, using part of Tower Road right-of-way and an adjacent public parcel south of Temple Jeremiah at 937 Happ Road.
- Both projects are subject to public hearing and commission approval; project numbers PZ2026-0012 and PZ2026-0015.
