Hertz Wash Bay Building – Disposition Options As part of the Hertz lease closeout under the current franchise owner (see Manager’s Report, Item A), staff confirmed that the wash bay building formerly leased by Hertz is owned by JNU. This was not previously understood. The building was originally constructed in 1969, rebuilt in 1985, and last renovated in 1997 by the lessee’s contractor. It has been included as part of the leased premises since at least 1999. Given the age and condition of the facility, staff sees two primary options: retain the building and lease it as-is to a future tenant, or dispose of the building while retaining Airport ownership of the underlying land. Under a sale scenario, the purchaser would assume responsibility for future maintenance, rehabilitation, and improvements and would also be required to enter into a new ground lease with JNU.
