Thank you. Please call the roll. Councilmember Chavez. Present. Deputy Mayor Fernandez. Here. Councilmember Nzunza. I'm here. Councilmember Preciado. Present. And Mayor McCann. Present. And I want to do something special today. If we could have the Bonita Valley girls softball team come on up and lead us in the Pledge of Allegiance. And if the captain can go ahead and say ready begin. Ready begin. I pledge allegiance to the flag of the United States of America and to the republic for which it stands. One nation under God, indivisible, with liberty and justice for all. Give them a round of applause. Thank you. And if the captain can go ahead and say ready begin. Ready begin. I pledge allegiance to the flag of the United States of America and to the republic for which it stands. One nation under God, indivisible, with liberty and justice for all. Give them a round of applause. So we have some very special items tonight. Obviously the girls softball team is here. But we've got some other very, very important things to do. One is we have the oaths of office for many members who are going to be serving on the board and commissions. And as I in the 90s served on multiple boards and commissions, you are an amazing, important part of our community and the way our government works. And so, Madam Clerk, if you can please call the members who are here for their oaths of office. And when they call your name, if you could please come up and Carrie Bigelow will go ahead and swear you in. T …

Thank you. Good evening. The time is 6:02 PM on August 12th, 2026. And I'd like to call this meeting of the planning commission to order before beginning tonight's meeting. I'd like to read a few introductory remarks. The planning commission is comprised of up to seven citizens who serve without pay and are appointed by the city council. The commission has responsibility for considering general plan amendments, rezoning, conditional use permits, precise plans and subdivisions. Some commission actions are final unless appealed to the city council. The chair will call each case by number and staff will provide an overview of the proposal. The public hearing is opened. And if you wish to speak on any item, we ask that you fill out a speaker slip per item and submit it to the deputy city clerk. When addressing the commission, please give your name and address. And we ask that you limit your remarks to three minutes. Upon completion of testimony, the public hearing will be closed and the commission will deliberate and act on each item. Should a request be denied or anyone wishes to appeal our recommendation, the appeal must be filed in writing to the city clerk's office within 10 business days of our decision . An appeal fee is required. Any visual aids that are used during staff's presentation are to assist the commission in a clear understanding of the proposal. Visual aids that are used during the applicant's presentation do not necessarily represent staff's position or endorse …
