Clemmons boards weigh rezoning, restroom design, culvert contracts
Clemmons officials this week reviewed several proposals, including a rezoning that would allow a 108-unit townhome development, a restroom building design, and stormwater culvert improvements. No decisions have been made; all items were on agendas with minutes not yet published.
Rezoning for 108-unit townhome project
The Planning Board on August 18 considered a request to rezone 16.26 acres at 0 Harper Road from RS-20 to PB-S to allow a 108-unit multifamily residential development called Sweet Spire. The board also reviewed two other rezoning requests: 1.01 acres at 3554 Clemmons Road from IP and PB-S to PB-S, and 2.41 acres at 3485 Clemmons Road from PB-S to LB-S. A preliminary major subdivision review for Idolwood West, a 9-lot project on 7.99 acres at 5245 Quail Forest Drive, was also on the agenda. The board considered a zoning text amendment to add flood zone setbacks for outdoor storage in high-intensity commercial and industrial districts.
Village Council: restroom design and culvert contracts
At its August 10 meeting, the Village Council considered a $47,500 architectural design contract with ADA Architectural Design Services for a restroom building at Village Point. The council also reviewed two statements of work from LJB for culvert improvements: one for Lasater Road with a budget of $56,700, and one for Innisfail Lane. The agenda included informational updates on a historic marker unveiling at Clemmons Moravian Church on August 13 and a Forsyth County Sheriff's Office Cruise-In at Jerry Long Family YMCA on August 15.
Zoning Board: special use permit renewal
The Zoning Board of Adjustment held a public hearing on August 12 on a request by James Harold Houck to renew a Special Use Permit for a Class C manufactured home on a 2.95-acre property at 3080 Wade Frye Lane, zoned RS-9. The board also elected officers and approved minutes from its July 8 meeting.
Upcoming Village Council meeting
The Village Council will meet on August 24 to hold public hearings on three zoning items: a map amendment for Old Clemmons School Library Properties, LLC (3554 Clemmons Road) from IP to PB-S; a map amendment for The Fidelity Bank (3485 Clemmons Road) from PB-S to LB-S; and a text amendment to add outdoor storage setbacks from flood zones. The council will also review a preliminary major subdivision for Idolwood West (True Homes, LLC) and receive a fire districts update from Kyle Haney, Assistant Forsyth County Manager.
