Application of Ferry Properties for the property located at 501 Five Points Road, West
Chester owned by the Applicant and proposed to be developed with a five-lot residential
subdivision (the “Property”). The Property is in the R-3 Residential Zoning District and is
identified as Tax Parcel No. 52-5-146.3. The Property consists of 4.11-acres and is
improved with a single-family residential dwelling. In order to facilitate the proposed
subdivision, the Applicant is seeking a variance from Section 84-54.E(1) of the West
Goshen Township Zoning Ordinance to permit proposed lot 2 of the subdivision to have
34.2% and lot 3 to have 26.2% impervious surface coverage in areas of precautionary
steep slopes where only 20% impervious coverage is permitted. If determined necessary,
the Applicant also requests relief for the proposed road accessing the subdivision, which
has 63.4% impervious coverage. The Applicant also requests a variance from Section 84-
57.5 of the Zoning Ordinance to permit a minimum contiguous lot area having slope of
less than 15% for each lot with the proposed five lots contain between 5,592 and 10,148

Brandywine Parkway / TEVA Pharmaceuticals – Road Vacation & Easement
The property owner recently entered into a road vacation agreement with West Goshen
Township. There is a sanitary sewer running underneath the now-vacated road area.
The Township and Sewer Authority desire to subject the vacated road area to an
appropriate sanitary sewer easement in the event that future sewer maintenance, repair,
and/or replacement become necessary by the Authority.
The Solicitor recommends action by the Authority to accept, approve and execute a
written ‘Grant of Sanitary Sewer Easement’ as between Grantor TEVA Pharmaceuticals
USA, Inc. and Grantee the West Goshen Sewer Authority.
In addition, a Resolution for the acceptance of the easement associated with the road

drainage system that funnels stormwater towards Forsythe Farm. Ms. Schugsta stated that this raises
