Planning Commission weighs DADU ordinance to meet state deadline
The Kaysville Planning Commission is considering a draft ordinance to regulate detached accessory dwelling units (DADUs), required by Senate Bill 284 with an October 1, 2026 deadline. The commission discussed lot size minimums, setbacks, height, and design consistency, and heard public comment. They will forward a recommendation to the City Council, with further refinement expected at the council's work meeting.
- Public hearing on ordinance changes to 17-31-3 for detached accessory dwelling units (DADUs) per Senate Bill 284
- Discussion of minimum lot size for DADUs: 11,000 sq ft (state default) vs. smaller options (e.g., 10,000 sq ft to align with R-1-10 zone)
- Consideration of setbacks: current accessory structures allow 1-foot rear setback; DADUs may require more
- Height limit discussion: up to 30 feet and two stories vs. lower limit
- Design consistency requirement with primary dwelling, with legal ambiguity noted
