MONTVILLE TOWNSHIP MASTER PLAN SUBCOMMITTEE MEETING 6:30 p.m. start time Held at: 195 Changebridge Road, Montville Municipal Building MINUTES OF THURSDAY MAY 28, 2026 ROLL CALL Mr. Gary Lewis - Present Mr. Larry Hines - Present Mr. Russell Lipari – Present Mr. Art Maggio - Present Secretary - Jane Mowles - Present ALSO PRESENT: Joseph Burgis, P.P., Burgis Associates PLANNING BUSINESS Redevelopment Plan review - Main Rd; Daldunn Rd; River Rd – B: 59, L: 13, 15, 17, 18, 19, 20 & 22 Mr. Burgis summarized the plan for the committee. Only significant change was that there was a 15% set aside previously approved and now a 20% set aside is provided. There will be more affordable units. Otherwise, the plan is the same as what was approved by the Zoning Board. Motion to recommend putting the Redevelopment Plan on for the Planning Board meeting of 6/11/26 made by: Mr. Hines, second by: Mr. Lipari, Roll call: Unanimous Redevelopment Plan review - 17 Chapin Rd – B: 184, L: 7.1 Mr. Burgis – The uses are the same as what are permitted under the current zoning. Area & Bulk changes now require 5 acre lots, front setback to Riverside Drive to be 100’ and rear setback to be 100’; side setbacks 75’; building height 46’. Permitted uses do not include Data Centers and ICE detention centers. Retail is also not permitted.
