Planning & Zoning (P&Z) Commission
Zone change for 114.96 acres off E 625 N from Ag-20 to Residential-5 and Residential-1
The Jefferson County Planning & Zoning Commission will hold public hearings and decide on four action items: a zone map amendment, two variance requests, and a preliminary plat for a subdivision. The zone map amendment would rezone 114.96 acres from Agriculture-20 to Residential-5 and Residential-1. Two variance requests involve lot dimension and setback requirements. The preliminary plat proposes 160 lots in the Hunter Chase subdivision, which was tabled since February 2023.
- Zone map amendment (ZON26-0004) for 114.96 acres off E 625 N from Ag-20 to Residential-5 and Residential-1
- Variance (VAR26-0006) for width-to-depth ratio and building setbacks on 15.01 acres at 245 and 247 N 3900 E
- Variance (VAR26-0007) for 30 lots in Hunter Chase Subdivision due to public right-of-way dedication, parcels RP04N38E350033 & RP04N38E354201
- Preliminary plat (SUB-22-12-01) for Hunter Chase Subdivision with 160 lots, individual wells/septic, on 187.94 acres

✓ Decided: P&Z denies 115-acre rezone near Roberts, citing code and plan conflicts
The Jefferson County Planning and Zoning Commission unanimously recommended denial of a zone map amendment for 114.96 acres near Roberts, finding it did not meet county ordinances or comprehensive plan policies. The commission also denied a variance for 30 lots in the Hunter Chase Subdivision (4-1) and tabled the related preliminary plat pending the applicant's next steps. A separate variance for two long, narrow parcels at 245 and 247 N 3900 E was approved unanimously.
- Recommended denial of ZON26-0004, a rezone of 114.96 acres from Agriculture-20 to Residential-5/Residential-1 (unanimous)
- Approved VAR26-0006, a width-to-depth ratio and setback variance for parcels at 245 and 247 N 3900 E (unanimous)
- Denied VAR26-0007, a variance for 30 lots under 1 acre in Hunter Chase Subdivision (4-1)
- Tabled SUB-22-12-01, the Hunter Chase preliminary plat, until applicant decides to appeal or redraw (unanimous)
