The Work Session was to discuss:
• Red, White, and Blue Fire District Fire Code and Strategic Plan Presentation. Fire Chief
Jay Nelson, representing the Red, White, and Blue Fire District, spoke regarding the
District’s request to require sprinklers on all new or altered housing units greater than
4500 square feet. Chief Nelson noted that the sprinkler requirement in the International
Building Code is set at zero square feet and that the District’s decision to request 4500
square feet as a minimum stem from a study on the staffing capacity of the District to
respond to house fires. The current Town minimum of 6000 square feet for sprinkler
implementation was noted to highlight that without sprinklers, the District could not
feasibly respond to a fire for homes greater than 4500 square feet in size. The Board

The commission will consider project approvals for various residential alterations, additions, and new constructions. The body will also hold a work session to discuss setback language in several town code sections.

The Work Session was to discuss:
• Proposed Modification of Section 16B-5-70 of the Land Use Code. Commissioner
Kristofer Carlsted, representing the Planning & Zoning Commission, briefly discussed
the proposed changes to the Land Use Code 16B-5-70, which relates to roofing code.
These changes focus on a reduction of minimum slope to 3:12 and the removal of shed
roof from the prohibited forms list. The proposed changes also focus on the prohibition of
single pitch/plane shed roofs as well as a maximum 65% of roof area dedicated to such
roof styles. After discussion, the Board recommended an Ordinance be drafted for the
March meeting that includes the proposed roof code changes.

Trustees and their January meeting. After some discussion, the Commission requested
that Commissioner Carlsted finalize his re-draft for submittal to the Board at the
February 17th Regular Meeting.
