Wildwood Commission to weigh annexations, road pact; land-use votes pending

The Wildwood City Commission meets today, Aug. 24, to consider five property annexations, a road agreement with Sumter County, and two contract approvals. The outcomes of the commission's Aug. 10 meeting, which included land-use changes and infrastructure payments, remain unknown because minutes have not been published.

City Commission (Aug. 10)

The commission held public hearings on three small-scale comprehensive plan amendments and accompanying rezonings, plus two voluntary annexations. The agenda included:

• Ordinance O2026-25: change 5 acres on parcel D32-161 from Industrial (Sumter) to Industrial (City) for Rainey Construction.
• Ordinance O2026-31: change 3.18 acres on parcels G33-015, G33-075, G33-147 from Agricultural to Central Mixed Use for Silver Oaks at Warm Springs.
• Ordinance O2026-33: change 9 acres on seven parcels from Agricultural to Central Mixed Use for Naimat Jesus, Inc.
• Voluntary annexation of 0.5 acres at 7310 CR 213 (parcel F01-025) and first reading of annexation for 0.18 acres at 108 Fox Court.
• Pay application No. 17 for the Water Reclamation Facility: $3,157,164.02.

Also on the agenda was a resolution updating the city's personnel policy on political activities.

Project Review Committee (Aug. 11)

The committee considered three items, with staff recommending approval for all:

• A partial replat of the South Wildwood Industrial Park for Parcels 5A, 6B, and 6C.
• A 3,016-square-foot dental office at Bethany Estates Medical Complex on 2.78 acres.
• A 5,218-square-foot Chick-Fil-A restaurant with 73 parking spaces on 2.09 acres.

The dental office and Chick-Fil-A were contingent on resolving outstanding comments.

City Commission workshop (Aug. 17)

The commission held a workshop on the FY27 budget, including a third budget presentation and a 10% budget reduction exercise. This was a discussion item, not a final decision.

The commission will consider:

• A public hearing on voluntary annexation of 0.18 acres at 108 Fox Ct (O2026-36).
• First readings for annexations on Sandalwood Ln, Hancock Dr, and two on CR 213 (O2026-39 through O2026-42).
• Approval of an amended Interlocal Service Boundary Roads Sub-Agreement with Sumter County (O2026-51).
• Barwick Street Improvement Project change order no. 1 for $119,764.30.
• Kimley Horn work authorization no. 39 for CR 209 and Trailwinds forcemain repump station for $232,500.

Code Compliance (Sept. 1)

The Code Compliance Special Magistrate will hear a case at 608 Third Avenue, owned by Brian and Lisa Marx, cited for exterior maintenance, failure to abate, and junk/debris accumulation. The property is currently non-compliant.

No minutes have been published for the Aug. 10 and Aug. 11 meetings, so the outcomes of those decisions are not yet known.

Wildwood City Commission to take up land-use changes, $3.6M in payments

Wildwood's City Commission meets today (Aug. 10) to consider three land-use changes, two annexations, and payments totaling more than $3.6 million. No decisions have been published from the four meetings held in the past two weeks; their minutes are not yet available.

Recent meetings

July 27 – City Commission – The agenda included a public hearing on the voluntary annexation of 13.28 acres on CR 217 for a 50-unit subdivision (AD Wildwood LLC). First readings were scheduled for comprehensive plan and zoning amendments for three properties: 5 acres (Rainey Construction) to Industrial/M-1, 3.18 acres (Silver Oaks) to Central Mixed Use, and 9 acres (Naimat Jesus, Inc.) to Central Mixed Use. Consent items included approval of the FY27 WUDD budget and a utility easement for Duke Energy. Financial items included setting the FY27 millage rate and approving a Barwick Street improvements payment of $262,269.19. The Police Department quarterly report and a second budget workshop on Aug. 3 were also on the agenda.

Aug. 3 – City Commission workshop – The commission reviewed the FY27 budget presentation. No other items were listed.

Aug. 4 – Code Compliance – The body discussed the enforcement process and swore in city staff. It considered requests for satisfaction of orders for two cases at 701 Third Avenue: exotic animals violations (Case# 25-0131 / # 25-0022) and exterior maintenance, failure to abate, and junk/debris violations (Case# 25-0066).

Aug. 4 – Planning and Zoning Board – The board considered approval of an improvement plat for the Bethany Medical Complex (5 commercial lots, 2.72 acres) and approved summary minutes from the previous meeting.
