Warwick boards weigh housing, infrastructure, and zoning cases
Warwick Township's governing boards met over the past two weeks to take up a range of items, from a proposed 58-unit age-restricted housing development to infrastructure payments and four zoning requests. Because minutes have not yet been published, no final decisions are reported; the items below are what the boards considered.
Board of Supervisors
The most consequential item on the August 19 agenda was a conditional use application from Warwick Lititz Living LLC. The company seeks to amend its approval for Housing for Older Persons Developments in the R-3 zone, proposing two buildings with 35 and 23 rental units — 58 total. The board also took up several consent agenda items, including resolutions accepting the dedication of Meadow Rose Drive (Lititz Reserve) and Autumn Harvest Lane (Warwick Crossing).
In addition, the board considered pay requests totaling $139,109.58 to B.R. Kreider & Sons for floodplain and pedestrian projects, and enforcement proceedings against 910 Brunnerville Road for on-lot sewage violations.
Municipal Authority (WTMA)
The Warwick Township Municipal Authority met August 18 and considered several infrastructure items. These included bids for a 2013 Ford F350 used truck, an Entech recommendation for award letters for the Pump Station 1 Project, and a payment application of $50,000.00 from DN Tanks for the Newport Tank Project.
The authority also reviewed a request to transfer water and sewer capacity (EDUs) from the former Weiser's Market site to Arc One Lititz Partners, L.P.
Zoning Hearing Board
The Zoning Hearing Board met August 12 to hear four cases, each requesting a special exception or variance:

- Case #993: Amy Adams & Abby Dodds
- Case #994: Eugene Zimmerman
The board also approved minutes from a previous meeting and reviewed public notices.
Coming up
The Planning Commission will meet on August 26 to discuss the Buck Hill Sketch Plan prepared by RGS Associates (dated July 1, 2026), a planning charette for S.R. 501 North, and a draft Data Center Ordinance. These items may be considered for action.
