Babylon boards review appointments, zone changes, and variances; decisions pending

Babylon's Town Board and several advisory boards held meetings over the past two weeks, but minutes have not yet been published, so no decisions are confirmed. The most significant item on the Town Board's agenda was the appointment of Janina Martinez as Town Clerk at a salary of $113,505 for 2026.

Town Board

The Town Board's Aug. 10 special meeting agenda included a series of appointments and permits. In addition to the Town Clerk appointment, the board was set to set salaries for 30 other positions, including Viscel Moore as ARPA Funding Administrator at $30,000. It also planned to appoint members to the Plumbing Board (annual salaries up to $8,500) and the Rental Board (up to $11,000). Planning Board

The Planning Board met twice, on Aug. 10 and Aug. 17, with agendas covering a range of land-use items.

On Aug. 10, the board held a public hearing on a zone change for Bolar Pharmaceutical from B-Residence/G-Industry to G-Industry at Bethpage Road, Copiague. It also held an informational hearing on a proposed 31,097-square-foot indoor sports complex on NYS Rte 110, East Farmingdale. Resolutions were on the agenda for a medical building at Poplar Street and Deer Park Avenue, North Babylon, and a restaurant modification in Deer Park. The board reserved decisions on more than 20 items, including subdivisions, rezonings, and site plans.

On Aug. 17, the board held public hearings on a bar/restaurant special exception for a pizzeria tenancy change in West Babylon and a proposed 5,000-square-foot warehouse in Copiague. It also considered a subdivision for two homes in Lindenhurst and a resolution to rezone property at Little East Neck Road and Millard Avenue, West Babylon, for 10 one-bedroom apartments and retail. Accessory Apartment Review Board

On Aug. 19, the Rental Review Board heard six new rental registration applications and one renewal. New applications included properties in Wyandanch, Deer Park, West Babylon, and North Amityville. The renewal was for a property on Commander Avenue, West Babylon.

Zoning Board of Appeals

On Aug. 20, the Zoning Board of Appeals held a public hearing on seven variance requests. These included a front-yard setback reduction for a portico in Farmingdale, building area increases for patios in Lindenhurst and West Babylon, and a request for two wall signs and a monument sign for Wing Stop at 725 Broadway, Amityville.

Babylon boards weigh warehouse, cannabis, and town clerk appointment; minutes pending

Babylon's town boards have taken up a wide range of applications and resolutions over the past two weeks, from a proposed warehouse and cannabis dispensary to a new town clerk appointment. However, minutes from these meetings have not yet been published, so no final decisions are confirmed. The most consequential item on recent agendas is the Town Board's consideration of a rezoning on Broadhollow Road in Farmingdale and change orders for the Beacon Wellness Center totaling more than $60,000.

Town Board

The Town Board met twice in the past two weeks. On Aug. 5, it held public hearings and considered a rezoning for NYCCANA, LLC at Broadhollow Road, Farmingdale, and a local law to amend zoning for indoor agriculture (Chapter 213, Article XLIX). It also reviewed change orders for the Beacon Wellness Center: $45,000 for Fortunato Sons Contracting, Inc., $34,198.98 for Roland's Electric, Inc., and a reduction of $16,312.50 for Chesterfield Associates, Inc. for the Tanner Park memorial garden. The agenda also included emergency board-ups and demolitions of unsafe structures.

Babylon boards hear applications for cannabis dispensaries, warehouse, and housing

Over the past two weeks, several Babylon town boards held public hearings on a range of applications, including a cannabis dispensary renewal, a large warehouse, and multiple accessory apartment requests. No decisions have been published yet; all recent meetings were agenda-only, with minutes not yet available.

Zoning Board of Appeals

The Zoning Board of Appeals held two hearings. On July 30, it considered renewing a special exception permit for Hydro Phonics LLC, operating as The High Life Dispensary, a retail cannabis dispensary at 1300 Wellwood Avenue, West Babylon. The permit expired in December 2025. The board also heard a request from Fore and Pour LLC to operate a golf simulator as a place of amusement at 1017 Montauk Highway, West Babylon. Other items included variances for a new single-family dwelling at 21 South 23rd Street, Wyandanch, and a pool and deck at 330 East Drive, Copiague.

Babylon Planning Board approves house expansion; rezoning and rental applications fill recent agendas

The Babylon Planning Board approved a house expansion application and reserved decision on a West Babylon minor subdivision at its July 6 meeting, the only session in the past two weeks with published minutes. Several other boards met to hear rezoning, rental, and zoning variance applications, but their minutes have not yet been published.

Planning Board — July 6 (minutes published)

The Planning Board approved an expansion of an existing house for Lynann Giannakakis and accepted the June 29, 2026 minutes. The board reserved its decision on a minor subdivision request from Jamie Moynahan to split a 10,000 sq. ft. parcel into two 5,000 sq. ft. lots in West Babylon. Board members discussed driveway placement and tree removal before holding the matter for a future decision.

Town Board — July 8 (agenda only)

The Town Board's agenda included a public hearing on a rezoning application for Stanley Gilpin in Amityville and several funding resolutions. Babylon Planning Board reserves decision on cannabis dispensary rezoning; multiple boards packed with zoning and rental applications

The Babylon Planning Board closed an informational hearing on a proposal to rezone a Broadhollow Road parcel in Farmingdale from E Business to G Industry, clearing the way for an adult-use retail cannabis dispensary, but reserved its decision and took no final action at its June 29 meeting.
