Council to vote on zoning update, parking district changes

Alhambra's City Council is set to vote on a zoning code update and changes to a parking district at its Aug. 24 special meeting. Several city boards and commissions cancelled meetings this week, and minutes from recent hearings have not yet been published.

City Council to consider zoning, parking district

The council will hold a second reading and vote to adopt Ordinance O2M26-4869, which updates city-wide objective design standards in Title 23 (Zoning), eliminates the West Main Corridor Master Plan Overlay District, and amends the official zoning map. The ordinance also adds a new “Good Neighbor Standards” section to the zoning code and fixes mapping errors for two parcels at APN 5364-018-019 and 5364-018-020.

The council will also consider modifying the Midwick Park/Alhambra Hills Tract Preferred Parking District, reducing its southern boundaries and adding Saturday and Sunday enforcement on Hellman, Westmont, and Charnwood avenues.

In other action, the council will vote on a $196,997 Measure A Local Solutions Funds agreement for homeless services (HOME Team, LA CADA), an amendment to a HUD consulting contract with Veronica Tam and Associates by $6,000 (total $86,100), a $49,590 fireworks contract with Garden State Fireworks for the Fourth of July, and two PPE contracts: $155,000 with L.N. Curtis & Sons and $185,000 with Allstar Fire Equipment.

The council will also reorganize, with Adele Andrade-Stadler becoming Mayor and Ross J. Maza becoming Vice Mayor.

Planning Commission held hearing on self-storage, trade school

The Planning Commission met Aug. 17 to consider two conditional use permits: a new 146,352-square-foot, four-story self-storage facility at 3001 West Mission Road (CUP-25-02, AR-25-26, MOD-25-03, DA-25-01) and a vocational trade school, “Academy of Esthetics & Cosmetology,” in a 5,479-square-foot space at 529 West Main Street (CUP-26-07). The commission also had a consent agenda to approve minutes from past meetings. Minutes from this meeting have not yet been published.

Other recent meetings

The Design Review Board met Aug. 11 to consider four residential alteration projects: window replacements at 330 North Story Place, window replacements and a new laundry room at 1503 South Marguerita Avenue, exterior alterations at 3308 Danzig Place, and a porch replacement and paint scheme at 126 South Cordova Street (approved with conditions). The Library Board of Trustees cancelled its Aug. 11 regular meeting, as well as its July 14 meeting. The next meeting is set for Sept. 8.

Planning Commission to weigh self-storage, trade school as Alhambra meetings cancelled

Most Alhambra city board and commission meetings scheduled over the past two weeks were cancelled, leaving no formal decisions on the record. The Planning Commission, however, is set to consider two conditional use permits on Aug. 17, including a 146,352-square-foot self-storage facility.

Recent meetings

No decisions were made in the past 14 days. The Aug. 3 Planning Commission meeting, the Aug. 4 Housing and Community Development Citizen Advisory Committee meeting, the Aug. 11 Library Board of Trustees meeting, and the Aug. 11 Youth Commission meeting were all cancelled. The Library Board's next meeting is Sept. 8 at 6:00 p.m.; the Youth Commission's next meeting is also Sept. 8 at 6:00 p.m. at the Alhambra Library Learning Center, 101 S. First Street.

The Parks & Recreation Board met Aug. 5 with an agenda that included approval of June 3 meeting minutes and a discussion of Tree City USA. Minutes have not yet been published.

The Design Review Board met Aug. 11 to consider four residential alteration projects. Staff recommended approval for all, with conditions on one. The projects were:

• 330 North Story Place: window replacements with fiberglass, bronze finish (DRB-26-065)
• 1503 South Marguerita Avenue: window replacements and a 175-square-foot laundry room addition to Unit 1503D (DRB-24-123)
• 3308 Danzig Place: exterior alterations to the front of a single-family residence (DRB-25-118)
• 126 South Cordova Street: demolition of a front porch, construction of a trellised entry porch, and new paint (DRB-26-041) — approved with conditions

The board also approved minutes from its July 14 meeting. Minutes from the Aug. 11 meeting have not yet been published.

Upcoming meetings

The Planning Commission will hold public hearings on Aug. 17 at 3001 West Mission Road and 529 West Main Street.

At 3001 W. Mission Road, the commission will consider a conditional use permit (CUP-25-02), architectural review (AR-25-26), modification (MOD-25-03), and design approval (DA-25-01) to demolish a warehouse and build a four-story self-storage facility with 146,352 square feet. The project is exempt from CEQA under Class 32 (in-fill).

At 529 W. Main Street, the commission will consider a conditional use permit (CUP-26-07) for a vocational trade school, the Academy of Esthetics & Cosmetology, in a 5,479-square-foot space. This project is exempt under Class 1 (existing facilities).

The consent agenda includes approval of minutes from May 18, 2026, and several 2020 meetings.

The Arts & Cultural Events Commission will meet Aug. 19 at 7:00 p.m. in Conference Room A of City Hall. Agenda items include approval of July 15 meeting minutes and discussion of Alhambra community art ideas.

The Historic Preservation Commission's Aug. 26 meeting has been cancelled. Its next meeting is Sept. 23 at 6:00 p.m. in Conference Room A at City Hall.

Alhambra City Council weighs Main Street zoning overhaul; several August meetings cancelled

The Alhambra City Council held a public hearing July 27 on a broad zoning update for Main Street and Valley Boulevard, but no decision has been reported because minutes have not yet been published.
