7:00 PM
Commissioner Anlian announced that this meeting is being held in accordance with the “Open
Public Meeting Act, N.J.S.A. 10 4 -6 et seq.” notice of which was sent to the Record, and the Star
Ledger on December 31, 202 4 and was posted on the Municipal Bulletin Board and Village
Website.
This agenda is listed as a courtesy and attempt to inform the public of actions being considered by
the Village Board of Commis sioners. There may be additions and deletions prior to the Board
taking final action. Any action may be taken at any meeting, which includes all Caucus and
Regular sessions. The Commissioners reserve the right to conduct and/or attend any meetings
presently scheduled for the rest of 202 5 by a combination of electronic and/or in -person means.

Lexington Equities seeks approval for mixed-use project at 36-50 Mt Vernon St

April 7 , 2026
Chair Steve Quinn called the meeting to order at 7:05 p.m., it having been duly noted that this meeting is being held in
accordance with the Open Public Meetings Act N.J.S.A. 10:4-6 et seq., notice of which was published in The Record and
sent to the Star Ledger as well as posted on the Village bulletin board. Members present were: Christine Ingels, Tammy
Laverty, Harry Menta, Linda Quinn, Stephen Quinn , Lisa Rehm, Matt Graves, Nicole Terrarosa . Excused: Rita Raftery,
Michelle DeLuca. Commissioner Gerken was also present at the meeting.
Hearing of Citizens: none present.
A motion was made by Matt Graves and seconded by Lisa Rehm approving the minutes from the March 3, 2026, meeting.
All were in favor of the motion.

HPC reviews mixed-use proposal for 36-50 Mt. Vernon Street
The Historic Preservation Commission is reviewing an application for a mixed-use building at 36-50 Mt. Vernon Street and discussing sign and screening compliance for 264 Main Street. The commission is awaiting written confirmation of materials for the Mt. Vernon Street project and coordinating with the Planning Board regarding the Main Street application.
- Application (26-02-01) for 36-50 Mt. Vernon Street: demolish restaurant and four residential structures for a mixed-use building with 52 residential units and 3,956 sf of retail space

The commission approved the minutes from the February 26, 2026 meeting by unanimous vote (motion by Tim Arata, seconded by John Antola). In old business, the commission approved the installation of a black higher fence with black panels at Family Laundry, 264 Main Street, requiring the top of the fence to be painted, and approved a modified sign with a small bubble logo while rejecting the large bubble face sign. No decision was made on the Lexington Equities mixed‑use project at 36‑50 Mt. Vernon Street because the applicant was not present and further information was requested.

Commission approves $500 bird signage for nature preserve
The Ridgefield Park Environmental Commission will vote to install two bird signs and wooden frames in the nature preserve at an estimated cost of $500. The commission also reviewed eligibility for a $1,500 environmental grant that must be submitted by April 13, 2026. Plans were discussed for an Earth Day clean‑up with the senior center on April 22 and for monthly clean‑up events beginning April 11 with the Key Club and National Honor Society.
