Planning Commission to vote on Olivewood subdivision amendment for 74 homes
The Modesto Planning Commission will hold a public hearing to decide on an amendment to the approved Vesting Tentative Subdivision Map and Final Development Plan for the Olivewood subdivision. The amendment would convert 14 landscape/open space paseo lots into easements to allow larger homes, and change a 30-foot irrigation easement into 20-foot paseo/open space easements. The project, located in the Tivoli Specific Plan Area, would divide 9.41 acres into 74 small-lot single-family residential lots. The commission will also consider adding new conditions of approval related to infrastructure and easements.

Public Comment will only be in-person. Members of the public who wish to address
the Commission, by providing public comment, during the meeting must do so in-
person in the Council Chambers. As an alternative, members of the public may also
provide written public comment submitted via email as indicated in the Submitting
Comments by Email instructions on this agenda. Zoom will still be available for
viewing.
Members of the public will be allowed to provide public comment through Zoom if a
Commissioner is participating remotely pursuant to the provisions of California
Government Code section 54953.8.3.
If a technical issue arises with Zoom or the phone dial-in option, the Planning
Commission meeting will continue unless the meeting is being held pursuant to the

Shanks.

It was moved by Commissioner Grewal, seconded by Commissioner Russell,
and carried unanimously (6-0) that Commissioner Hauselmann be excused from
this meeting.

It was moved by Commissioner Goriel, seconded by Commissioner Grewal, and
carried majority (5-0-1) that the minutes of the regular meeting of June 15, 2026,
be approved. Commissioner Black abstained.
